Step 1: Initial Meeting
The logical starting point of our relationship is for us to get to know you. This initial meeting is always held at our expense which means there is no cost to you. We will explain who we are and how we work in more depth and then we will conduct what is known as a Fact Find.

This information gathering procedure is very comprehensive to ensure that our succeeding advice is well based. As well as taking into account your individual and monetary circumstances, it will cover your wider outlooks and values and the level of experience and knowledge you have about financial products and services.

We will establish your goals, the results you expect and the timescales involved. We will also consider your personal circumstances, including your income & expenditure, well before we make a recommendation, to ensure that any advice given is as efficient as possible.

Step 2: Analysis & Research
When we’ve established your circumstances and financial ambitions we can undertake research to find the most appropriate strategy to meet your needs. Being Independent Mortgage Advisors means that we are not restricted to one lender, we can recommend from the whole of the market.

It also means that once we have analysed which mortgage would best suit your needs, we can than research the whole market place to find the most suitable provider for you from the whole of the market.

We will also assess your attitude to risk and ensure that any mortgage recommended will meet your risk tolerance. Where appropriate we will recommend an insurance policy for you which will give you just the right amount of cover to should anything arise in the future that may put your home or property at risk.

Step 3: Discuss Options & Agree Next Steps
Once we have conducted the research into which mortgages would best suit your needs and which lenders will offer these mortgages it is time to have our second meeting.

During this meeting we will show you the research and analysis that we have carried out on your behalf and talk you through each of the options that will allow you to reach your objectives or goals.

Firco Mortgages strongly believe that this step should be a two way discussion. We will present each of your options to you in plain English with as little jargon as possible. We will then discuss each option with you and come to an agreement over what our next steps should be.

Step 4: Implementation
Once we have agreed with you what needs to be done we will then ensure that everything is put into place as efficient & effortlessly as possible for you.

We will arrange each stage of the implementation for you and let you know of the timescales involved. We will coordinate any relevant parties such as the lenders of any new or existing mortgage along with your solicitor or accountant if necessary.

Once everything is in place we will collate all your documentation, check it and, if you would find it useful, arrange a meeting to go through it all with you and answer any further questions, should you have any.

Step 5: Regular Reviews
With any financial products it is imperative to regularly review their performance and relevance to take account of any changes in your objectives, attitude to risk or financial circumstances, as well as changes in the property markets, the wider economy and the relative competitiveness of each product.

The frequency and method of these reviews will depend on which of our review services you decide to opt for. We would normally recommend that a complete mortgage financial review is conducted regularly, at least every two years.

We provide you with impartial advice and services, delivered in plain English and tailored to your individual needs. We will never pressure-sell and we will ensure that the service we provide fully complies with the law. Above all, we will treat every client with respect and provide personal attention from your first enquiry.

We don’t tend to publish mortgage rates on our website. In most cases rates are negotiable and based squarely on the individual circumstances of the borrower, their plans, assets and income.
